What is the process for purchasing a property?

Its typical for buyers to contact us before purchasing their first property. However, if you’ve done business with us before and are ready to move ahead you can make your payment here on our website. Simply go to the “Payments” tab and fill out the form with your name, address, parcel number and payment amount. Once we receive your information we will contact you to coordinate the closing details.

Once you decide to move ahead we will coordinate all the details of the closing process with you. Which include preparing and recording the deed and arranging for your payment. We will either mail the notarized deed to you for you to record or we will record the deed for you. Either way we make sure its done to your satisfaction. All deed must include the Buyers name and address so the county knows where to mail the recorded deed and annual property tax invoice.

Are you real estate agents?

No, we’re not real estate agents and have no affiliation with any real estate brokers. We don’t charge commissions or sell other people’s property. We have an ownership interest on each of the properties listed on our website.

As investors we buy and sell direct to other property owners. By reducing the middlemen we can offer properties at lower prices.

Do I need to have good credit?

If you’re paying cash we don’t care about your credit score. We aren’t going to pull your credit or make you fill an application.

Even with our owner financing you don’t need a high credit score. Most of our properties are very affordable to make it easy to buy.

What kind of guarantees do you offer?

All land parcels are sold “as-is, where is”, the information you see on each listing is everything we know about the property. We try to be as accurate as possible, however we make no guarantee expressed or implied as to the condition, accessibility, terrain, build ability or information contained in these property listings.

We use county records, maps and GPS information to locate each property. Prior to building a fence or any structures on your land, you should contact a licensed surveyor to mark the exact corners of your property or to get a property survey done in the county the property is located in.

We stand by our title research. We know it’s critical that each parcel be free and clear of outstanding liens to transfer title. We’ve shared everything we know about each listing to help you make an informed decision.

Please take time to research all the aspects of a property prior to buying or making an offer to purchase. You should feel free to contact state or county offices, utility companies, homeowners’ associations and other relevant organizations before making an offer or placing a down payment. You may also consult a real estate attorney or real estate agent as needed.

By buying you are acknowledging that you have completed all due diligence and that you understand the legal commitment to purchase.

Do I need a real estate agent or attorney to buy or sell land?

No, as owners we can sell them without any real estate agent or attorney’s involved. You are welcome to consult with an attorney or a real estate agent. We market land for a quick sale excluding agent commissions and excessive fees so we can offer low prices.

Do you offer owner financing?

We do offer owner financing but not on all properties. Some properties we prefer to be cashed out rather than carry a note. We maybe able to offer owner financing on our cash listings, please contact us if you have any questions.

Once we receive your owner finance down payment we prepare a contract that spells out the payment terms. When the property is paid in full we mail you a notarized deed transferring ownership to you. You are free to use the property once you have it under contract and continue making payments.

What are the annual property taxes?

The annual property taxes for the most recent year are listed on each property.

Are property taxes prorated?

No, property taxes on land usually don’t amount to a lot of money, so we don’t prorate property taxes. We usually bring property taxes current at the time we buy, unless there’s some outstanding circumstances. If so, any outstanding back taxes will be noted on the listing.

You will be responsible for the property taxes due after you buy the property.

Does the property have utilities?

Probably not, unless we indicated so on the listing. Most rural land doesn’t have city water, sewer or electricity.

Most of our properties are off the grid lifestyle type properties. Most land buyers understand there won’t be city water, sewer or electricity.

Remote telecommunications, cell phone technology, solar and wind energy, water and sanitation systems have improved in recent years.

Please confirm utility access before you purchase any parcel.

Is there water available?

You will need to confirm with the county if you can drill a well and put in a septic system. Many rural property owners purchase bulk water rather than drill a well.
